1. Safety Issues (FHA/VA will care)
Fix these before going on the market:
• Exposed wiring
• Missing handrails
• Loose steps or decks
• Leaks / water intrusion
• Mold concerns
• Broken windows
These can stop FHA or VA approval.
2. Major Systems (Condition matters)
FHA/VA buyers will look closely at:
• Roof condition (no active leaks)
• HVAC working properly
• Water heater functioning
• Plumbing & electrical operational
They don’t have to be new — just working and safe.
3. Appraisal Red Flags (Common in Georgia)
These are small but important:
• Peeling exterior paint
• Wood rot
• Missing smoke detectors
• Trip hazards
• Non-working utilities
Simple rule:
If it’s unsafe, not working, or visibly damaged → fix it before listing.
Everything else? Usually negotiable.
