15 Tips to Showcase Your Home When Selling a Home

If you're looking to sell your home, showcasing it in the best light possible is crucial. Here are 15 tips to help you do just that:

1. Declutter your home and remove any personal items

By doing that you will help prospective buyers envision their dream space by presenting a clean, clutter-free environment.

2. Clean your home thoroughly, from top to bottom

Clear off the countertops, put away small appliances and miscellaneous personal items. Scrub down the surfaces and perhaps even put out a bouquet of flowers, or maybe a decorative fruit bowl.

3. Make any necessary repairs and touch-ups

Potential buyers will look for any visual clues if the home is well cared for. How much work a house seems to require will impact the offering prices you receive. It's definitely worthwhile to ensure that everything is in good working order.

4. Curb Appeal

First impressions is everything. Many people simply drive by a listing and make a decision based on the home’s curb appeal.  Maintaining a neat and attractive exterior to your home will show buyers that you take pride in your property.

5. Storage Space

Clear out all closets, basements and garages.  Prospective buyers are always on the lookout for a lot of storage space. Box up or donate unworn clothes, toys and personal items.

6. Fresh Scents & Lighting

Be mindful of odours left behind by pets and cooking and consider using a room fragrance to neutralize unpleasant scents. Replace light bulbs and add light fixtures in dark hallways, basements, garages and closets.

7. Make rooms appear more spacious

Remove and store extra furniture and items to create open areas that promote easy foot traffic through your home.

8. Fresh Paint

A fresh coat of paint instantly transforms a space, helping it to look neat, clean, and up-to-date.

9. Landscaping

Ensure that your lawn is well manicured: mowed, watered and cure the brown spots. Consider planting a few bushes and colourful mature flowers.

10. Front Porch

Plant colorful containers or colorful flowers at your entrance during Spring and/or Summer. If it’s Fall, rake leaves!!!! And during winter, clear the snow and ice from your walkway.

11. Keep your home at a comfortable temperature

In the large majority of cases, if you keep the AC temperature too high or completely off, the house can smell simply because of lack of airflow through the property. If it's been left off for a number of days, weeks or months, with all the doors and windows closed up, then this will create a stale scent.

12. Remove Personal Items

Put away family photos, souvenirs, knick-knacks and any personal items. These items are special to you, but they are not to the prospective buyer. Keeping these items out will make the home seem cluttered and also it may block the potential buyers ability to envision their own personal items in the space.

13. Virtual Stage your Vacant Home

Virtual staging your real estate listing can help you to present your property in the best light possible without the need for physical staging. This can lead to better outcomes, such as increased interest from potential buyers and a higher likelihood of a successful sale. Consider virtual staging as an effective tool to help you showcase your property and stand out in a competitive market.

14. Plumbing

Ensure all plumbing fixtures are clean and in good working order. Outfit leaky faucets with new washers and clean any visible stains on porcelain fixtures. Replace old, worn shower curtains and bath mats and be sure to always keep the toilet seat down.

15. Front Entrance

Does your front door or porch need a fresh coat of paint?  Be sure to sweep away cobwebs, debris and newspaper in driveway. The little things can make a big difference.  Clean the door, door handle, door bell and invest in a new welcome mat.
